If you’re considering moving to Puerto Vallarta with kids, choosing the right neighborhood can make an enormous difference in your family’s day-to-day quality of life.

And perhaps most importantly for your daily routine, how much time will you spend commuting to and from school?

As a real estate broker and investment consultant based in Puerto Vallarta and Banderas Bay—and a mom raising two children here—these are considerations I encounter both professionally and personally.

Puerto Vallarta has many different neighborhoods, each with its own personality. Areas such as Old Town, the Romantic Zone, Conchas Chinas, downtown Puerto Vallarta, and Puerto Vallarta’s Hotel Zone are some of the most popular neighborhoods for tourism, nightlife, ocean views, restaurants, and vacation real estate. However, they aren’t necessarily the areas I recommend first to families looking for a practical place to establish their everyday lives.

For families, three neighborhoods stand out: Fluvial Vallarta, Marina Vallarta, and Nuevo Vallarta/Nuevo Nayarit with Jarretaderas.

What Makes a Puerto Vallarta Neighborhood Good for Families?

When looking at Puerto Vallarta neighborhoods for families, day-to-day logistics are just as important as the property itself. Proximity to schools, commute times, housing options, safety, access to services, and the presence of other families can all have a significant impact on quality of life.

Some of the most important factors to consider include:

• Proximity to reputable bilingual or international schools
• Availability of single-family homes
• Safety and a residential atmosphere
• Parks, green spaces, and common areas
• Access to grocery stores, activities, and modern conveniences

Puerto Vallarta’s real estate inventory is heavily weighted toward condominiums, particularly two-bedroom properties designed for the vacation and retirement markets. Families searching for three- or four-bedroom homes with parking, storage, and outdoor space may therefore find their options concentrated in certain residential areas.

Fortunately, several family-friendly neighborhoods offer a much stronger selection of single-family homes while still providing convenient access to schools, services, and the lifestyle that makes Puerto Vallarta such an attractive place to live.

One of Fluvial’s biggest advantages for families is its concentration of schools.

There are excellent schools throughout Puerto Vallarta, but the Fluvial area has one of the largest concentrations of high-quality bilingual and international schools within a relatively small radius.

Some of the schools families may want to research include:

• Instituto de las Américas Bilingüe
• British American School, locally known as “El British”
• Angloamerican School, or “El Anglo”
• Escuela Montessori de Puerto Vallarta
• ISPAC

Many of these schools offer education from preschool through high school, although choosing a school is highly personal and families should visit and evaluate their options according to their own educational priorities.

A commute that appears manageable when initially looking at a map becomes part of a family’s routine twice a day, five days a week. Large, American-suburb-style backyards, however, are relatively uncommon in central Puerto Vallarta. Families relocating from the United States may need to adjust their expectations when it comes to lot size. Smaller yards and patios are much more typical unless you purchase a larger parcel or move farther toward the outskirts of the city.

Fluvial has an active, residential atmosphere, with people walking, biking, running errands, and going about their daily routines. It is not known as a party district; it is primarily a community where people live year-round.

Fluvial also provides easy access to many of the services families use regularly. Costco and Petco are located in the area, along with supermarkets, local markets, restaurants, medical services, and other modern conveniences.

The neighborhood has experienced considerable development in recent years while maintaining the character of an established residential community.

Who Is Fluvial Vallarta Best For?

Fluvial is an excellent choice for families looking for central convenience, access to numerous schools, a residential rather than tourist-oriented environment, and good odds of finding a single-family home.

It is particularly well suited to families who want to remain close to central Puerto Vallarta without living directly in one of its busier tourism districts.

2. Marina Vallarta: Best for Walkability and a Polished Lifestyle

Moving north, Marina Vallarta offers a very different family lifestyle when it comes to Puerto Vallarta neighborhoods for families.

The Marina sits between central Puerto Vallarta and the northern Banderas Bay and Riviera Nayarit region, creating a convenient middle ground for families who regularly travel between the two areas.

Built around a marina and golf course, the neighborhood features wide streets, established landscaping, and a long waterfront promenade lined with restaurants, cafés, and other dining options.

Its relatively self-contained layout gives Marina Vallarta the feeling of a small community within Puerto Vallarta.

Schools Near Marina Vallarta

Proximity to several highly regarded schools is one of Marina Vallarta’s biggest advantages for families.

The American School of Puerto Vallarta is located directly next to the Marina and offers an international education with a strong emphasis on English. For families relocating from the United States whose children don’t yet speak Spanish, this can provide a more comfortable transition into life in Mexico.

Instituto Tepeyac is less than a 10-minute drive from the Marina, while Colegio Campoverde is generally around 10 to 15 minutes away.

Families can also consider schools located in the Fluvial area, although the commute may be closer to 20 minutes each way depending on traffic.

For families with school-age children, determining which school they plan to attend before selecting a neighborhood can be extremely helpful. The daily commute can have a much greater effect on quality of life than the distance initially appears to have when searching for properties.

Marina Vallarta generally has a clean, well-maintained, and residential atmosphere. Its wide roads and self-contained layout also contribute to a strong sense of community.

The population is more mixed than in some predominantly residential neighborhoods. Families live alongside retirees, vacationers, part-time residents, and long-term visitors, but the area remains decidedly family-friendly.

One consideration is proximity to the airport. Marina Vallarta is located very close to Puerto Vallarta International Airport, and airplane noise can be noticeable in certain locations.

Anyone considering purchasing real estate in the Marina should spend time in the specific section of the neighborhood they are considering to get a better sense of the immediate environment.

Who Is Marina Vallarta Best For?

Marina Vallarta is an excellent choice for families who prioritize walkability, proximity to schools, restaurants and cafés, golf, and a polished residential environment.

It is also one of the best places to consider for buyers who want a combination of single-family homes, condominiums, and gated community options while remaining conveniently positioned between Puerto Vallarta and Nayarit.

3. Nuevo Vallarta, Nuevo Nayarit & Jarretaderas: Best for Space and Suburban Living

Farther north, Nuevo Vallarta – officially renamed Nuevo Nayarit – and neighboring Jarretaderas offer a noticeably different lifestyle from central Puerto Vallarta.

Located in the neighboring state of Nayarit, these communities form part of the greater Banderas Bay region.

While Fluvial offers an urban-residential lifestyle and Marina Vallarta feels like a hybrid between city and suburbs, Nuevo Vallarta and Jarretaderas provide a much more suburban environment.

For families prioritizing space, newer construction, gated communities, and other families nearby, this may be the strongest option of the three.

Schools Near Nuevo Vallarta

Schools are one area where families need to consider commute times carefully.

Nuevo Vallarta has several preschools, but there are fewer K–12 bilingual and international options within the immediate area than there are around Fluvial.

Families looking farther north may consider Colegio Bucerías or Waldorf, although the drive toward Bucerías can take around 20 minutes and includes numerous traffic lights, if you’re living in the Nuevo Vallarta area. If you choose to live in the Bucerias area, then those schools are a much better bet. 

Going south, Colegio Campoverde is roughly 5 to 10 minutes from Nuevo Vallarta, Instituto Tepeyac around 10 to 15 minutes, and the American School approximately 20 minutes away, depending on traffic.

Traffic on the bridge between Nayarit and Puerto Vallarta can also affect daily commute times.

El Tigre deserves special mention for families. It is one of the most established and well-known gated communities in Nuevo Vallarta and is home to many families. Some residents send their children to the American School, and school bus transportation is available from El Tigre, making the longer distance more manageable.

More Space for Your Money

Housing is one of Nuevo Vallarta’s strongest advantages.

There are numerous gated communities, ranging from developments with smaller three-bedroom homes to communities offering larger four-bedroom properties.

Compared with central Puerto Vallarta, families can generally get more space for their budget.

Parking is abundant, construction tends to be newer, and many residential developments offer 24-hour security, parks, pools, green spaces, and other common areas.

This combination has made Nuevo Vallarta an increasingly popular area for families in recent years.

A Family-Friendly, Suburban Lifestyle

Nuevo Vallarta and Jarretaderas are particularly well suited to family life.

The area offers bike paths, parks, large residential developments, and considerably more space than most central Puerto Vallarta neighborhoods. There are also numerous extracurricular activities throughout the region, which can make after-school schedules more convenient.

Another major advantage is the prevalence of other families.

The large supply of single-family homes attracts families with children, and many gated communities have an active neighborhood atmosphere. Children can often find friends within their own community, play outside, ride bikes, or meet at the community pool.

For parents accustomed to a suburban lifestyle in the United States, this environment may feel more familiar.

Nuevo Vallarta also provides easy access to the beaches and attractions of Riviera Nayarit, including beachside restaurants, resorts, and beach club options. Families can enjoy many of the amenities associated with a family vacation in Mexico—including beaches, pools, and spectacular views—while living in a residential community rather than an all-inclusive resort or depending on a resort kids’ club for activities.

As development has continued, the area has also gained more restaurants, grocery stores, services, and modern conveniences, reducing the need to travel into central Puerto Vallarta for everyday errands.

Who Is Nuevo Vallarta and Jarretaderas Best For?

Nuevo Vallarta and Jarretaderas are particularly well suited to families looking for more space, newer homes, gated communities, parks and shared amenities, and a quieter suburban environment.

For families whose ideal lifestyle includes children playing with neighborhood friends, community pools, easy parking, and more living space, this area may be the best neighborhood to call home.

What About Other Popular Puerto Vallarta Neighborhoods?

Puerto Vallarta has many exceptional neighborhoods, and choosing the right neighborhood depends heavily on your lifestyle and reasons for relocating.

Conchas Chinas, for example, is known for luxury properties, hillside homes, and spectacular ocean views toward Banderas Bay and the Sierra Madre Mountains.

The Romantic Zone and Old Town are known for restaurants, nightlife, street tacos, galleries, entertainment, and some of the city’s most energetic urban living. Puerto Vallarta’s Hotel Zone is another popular area, particularly for convenient beach access and proximity to resorts and commercial services.

These neighborhoods can be excellent choices for certain buyers and are among the most popular neighborhoods in Puerto Vallarta.

However, the most popular area for visitors is not necessarily the best area for a family establishing a full-time life in the city.

Families with school-age children often have different priorities from retirees, vacation-home buyers, or short-term visitors. School proximity, daily commute times, single-family home inventory, outdoor space, and the likelihood of having other children nearby can become considerably more important.

For this reason, families relocating to Puerto Vallarta should evaluate neighborhoods according to what their everyday routine will actually look like rather than simply choosing the area they enjoyed most while on vacation.
